Privacy policy
RentWise collects as little as it can. This page explains what it keeps, why, and what you can ask us to do with it.

Who we are
RentWise is a rent ledger for small landlords, operated by an independent developer ("we", "us"). We are the controller of the account and usage data described below. For the tenant details you type into RentWise, you are the controller and we act only on your instructions.
What we collect
Account details: your email address and, if you sign in with Google, the name and email address Google shares with us. The records you enter: properties, units, tenant names and contact details if you choose to add them, rent payments, expenses, receipt files and deadlines. Messages you send us through the contact form.
Technical data needed to run the service: a login token stored in your browser, and basic request logs kept by our hosting provider for security and troubleshooting.
What we do not collect
We never ask for your bank login and we do not connect to bank accounts. Tenants do not have accounts and do not receive any email from us. We do not run advertising trackers, and we do not sell or rent your data to anyone.
Why we use it, and on what legal basis
To give you the product you signed up for, which includes storing your ledger, showing your records and handling your subscription (performance of a contract). To answer your messages and keep the service secure and working (our legitimate interests). To send service emails such as account, receipt and deadline notifications (performance of a contract). To meet tax and accounting obligations (legal obligation). Where we ever rely on consent, you can withdraw it at any time.
Who else processes it
We keep the list of processors short. Base44 hosts the application and stores the database and files. Stripe processes card payments, and we never see or store your full card number. Both act on our instructions under data processing agreements.
Where your data goes
Our providers may process data outside your country, including in the United States. Where that happens, the transfer relies on appropriate safeguards such as the European Commission's standard contractual clauses.
How long we keep it
We keep your records while your account is open. If you ask us to close your account, we delete your records within 30 days, except where we must keep something longer for tax or accounting reasons, and except for copies still held in routine backups, which roll off on their own schedule.
Your rights
You can ask to see the data we hold about you, correct it, delete it, restrict how we use it, receive it in a portable file, or object to processing based on our legitimate interests. You can export your rent and expenses to CSV yourself at any time. To exercise any right, send us a message through the contact page. We answer within 30 days. If you are not satisfied, you can complain to your local data protection authority.
Cookies and local storage
RentWise uses local storage in your browser to keep you signed in and to remember whether you have dismissed a notice. We do not use advertising or profiling cookies, so there is nothing to opt out of.
Information about your tenants
If you store tenant information, you decide what to collect and you are responsible for having a lawful reason to keep it and for telling your tenants about it. Add only what you need, such as a name and a way to reach them. Do not enter government ID numbers, card numbers, bank passwords or other sensitive categories. We process this information only to store it for you.
Security
Your records are private to your account: other landlords cannot see them, and Row-Level Security rules in the database enforce this. Traffic is encrypted in transit. No online service can promise perfect security, so please use a strong password and keep your login to yourself.
Children
RentWise is a business tool for adults. It is not intended for anyone under 18, and we do not knowingly collect their data.
Changes to this policy
If this policy changes in a meaningful way, the date at the top changes and signed-in users are told by email or in the app before the change takes effect.
